Why is the $5,000 earnest money deposit (EMD) non-refundable?

The non-refundable EMD signals real commitment and holds your position on the deal. It separates decisive investors from tire-kickers and protects the deal flow for everyone on our list — when you lock a property, it comes off the table for other buyers.

Can I get an inspection done after my offer is accepted?

No. All properties are sold strictly as-is with no post-offer inspection contingency. Experienced investors perform their due diligence before making an offer. This protects deal velocity and keeps closings fast and certain.

What happens if the title is not clear?

Closings are handled through a licensed title company. If a title issue surfaces that cannot be resolved, the transaction does not close and your deposit is handled according to the terms of your specific purchase agreement. We work only with properties we can deliver clean title on.

Can I "assign" this contract to another buyer?

Assignment terms depend on the specific deal and agreement. Some contracts permit assignment and some do not. If assignment matters to your strategy, raise it before you offer so we can confirm what the specific deal allows.

What is the refund policy?

Earnest money deposits are non-refundable once a deal is locked, as described above. Because our properties are sold as-is with no inspection period, we ask that you complete your analysis before committing.

Do you accept traditional financing (FHA/VA/conventional)?

No. These are cash-only, off-market transactions. Proof of funds is required. Hard money is acceptable so long as it can close on our timeline — typically within 7 to 21 days. Financing contingencies do not fit the deal velocity our sellers need.

Who pays the closing costs?

Closing cost responsibility is set out in each purchase agreement and can vary by deal. We are transparent about the exact numbers before you commit — there are no surprises at the closing table.

How fast do we close?

Most deals close within 7 to 21 days. Because there is no financing contingency and no inspection period, we can move on a fast, certain timeline that works for motivated sellers and decisive buyers alike.

Where do you find these deals?

We source off-market inventory directly — distressed, probate, wholesale, tired-landlord, and vacant-land situations across our eight Central Florida counties. These properties are delivered to our list before any public listing.

How do I get access to view a property?

Join our investor list and complete your investor profile. When a property matches your criteria, you receive a detailed deal card with full investment metrics and instructions to view or move on it — before it is offered publicly.
